Construction Management

 

Convenience and reliability has made construction management one of the owner-preferred methods of construction. By selecting the architect, contractor/construction manager, civil engineer, landscape architect, and special consultants early on, the owner is assured by COASTLAND that the team will work together to provide a finished product of the highest quality, within budget and on schedule. Once a team is selected, the process of designing and estimating begins. Benefits of construction management contracts include the following:

Design Review

In order to maintain the pre-construction schedule, COASTLAND reviews design concepts and monitors the design phase. COASTLAND meets with the Owner's representatives, mediating between them and the design team to facilitate decision-making, refine design concepts, establish trade contractor bid packages and manage pre-construction and construction activities. COASTLAND prepares and updates project estimates during these important stages:

A monthly fiscal and narrative report tracks each of the above estimates. COASTLAND guarantees the maximum price by identifying systems, materials and/or equipment that may be more cost effective, without sacrificing quality. Emphasis is placed on expedient procurement and installation, as well as construction feasibility.

COASTLAND provides estimates for electrical and mechanical design alternatives under consideration by the design team and assists in the selection of major equipment components in order to maintain an energy efficient electrical and mechanical system that meets the needs of the Owner. In short, COASTLAND identifies any conditions in the local market that will affect the cost and/or time of project completion.

Accounting & Construction Control

Through early involvement in the pre-construction phase and design review, COASTLAND provides continuous cost control. COASTLAND's personnel is capable and experienced in estimating all project components including civil, structural, architectural, mechanical, electrical and special systems. The monthly fiscal and narrative reports supplied by COASTLAND fully detail the current cost estimate and status of the project budget, tracking any variances and/or revisions throughout the project's history. The custom features of this report include the following:

COASTLAND utilizes state-of-the-art construction accounting systems, ensuring the management of all phases of the project. All our software, contract control, estimating and accounting incorporate the 16 Division CSI codes for easy cross-reference of cost accounting. COASTLAND tracks all costs, including all commitments as well as actual accrued liabilities for the project. In order to maintain up-to-date financial records, COASTLAND records Owner change orders as they are received, and subcontractor change orders as they are issued. COASTLAND offers cost control during construction, and develops unit cost history for subsequent pricing and estimating. Prior to commencement, the Project Manager assigns CSI cost codes to the trade estimates as well as areas of self-performed work. The use of these cost codes promotes the creation and retrieval of meaningful cost history for labor, materials, equipment, and subcontract work. The Project Superintendent uses cost and category codes to codify all expenses immediately upon receipt of invoices for materials, periodic applications for payment from subcontractors and all other financial obligations related to the project. Based on the category of the work, in-house labor is also cost-coded in detail. COASTLAND ensures that no expenditure remains un-coded or unaccounted for, so up-to-date job cost information is always available.
